Preliminary Feasibility Study
- Townhouse Development

We will review legal and local council's planning regulations, which include the Title Boundaries, Plan of Subdivision for covenants, property information, review easement on-site, planning zones, overlays, schedules and neighbourhood character guidelines. 

 

The Pre-development Town Planning Feasibility Study may include a proposed site layout with building footprints for proposed dwellings with setbacks, private open space and secluded private open space for each house, vehicle access, vehicle accommodations (garage, carports, etc.), area table for site coverage and approximate dwelling sizes. If required, a pre-application advice meeting with the local council planner.

Feasibility Study

- Single Dwelling, Alteration & Extension

We will review legal and local council's planning regulations, which include the Title Boundaries, Plan of Subdivision for covenants, property information, review easement on-site, planning zones, overlays, schedules and neighbourhood character guidelines.

A site visit is likely required to have a better understanding of the existing site opportunities and constraints. The Feasibility Study may include a proposed site layout with building footprint and room sizes. At Loui Design House, we offer to help our clients to engage and liaise with Council if town planning approval is required for the proposed work.

Concept Design & Design Development

At this stage, we will finalise the Project Brief and develop the approved sketch design into a final design solution. The plans will include a site plan, floor plans with kitchen and bathroom layouts, room sizes, setbacks, a garden area plan with calculations meeting the minimum requirements, and elevations with materials and finishes. Once we obtain the Client's approval, we will prepare the town planning application or construction documentation.

Town Planning Drawings 

Our team specialises in delivering high-quality results that comply with local council regulations and we aim for smooth approval. At the town planning stage, we can assist the Client with lodging the town planning application.

 

The Town Planning Drawings will include neighbourhood and site description, design response, floor plans, site plans, streetscape elevations, elevations to show overall heights, rescode setbacks, overlooking compliances and shadow diagrams for September Equinox at 9 am, 12 pm and 3 pm. We may also prepare a report on the design intent to support and justify the application.

The Council may Request for Further Information (RFI) at this stage. We will address the issues as requested by the Council. In addition, we will review and address any objections from Council's advertising. Once a Planning Permit has been issued, we can complete the architectural plans for endorsement.

Construction Documentation

At Construction Documentation Stage, we will prepare the construction drawings for a building permit and review the building surveyor's RFI for building approval. If required, we offer our service to engage and liaise with Council for consent and approval or town planning permit amendment applications.
